This project was for an investor with a tired-looking rental apartment in a great location. We refreshed the unit by swapping carpet for prefinished hardwood flooring, changed the cabinetry, countertops, and lighting, and painted the apartment. She was able to increase rent by 40% and had a new lease signed within three days.
This was for an investor who performs high-rise condominium "flips". We have implemented the finish schedule in a few of this investor's properties. All along Lake Shore Drive, we have exceeded sales prices and cut market times for being the best in the market in that particular building at the time. Now, this investor's listings are sought out by other buyers' agents!
This was a three-story masonry project with 22 units in the building. We performed a gut renovation of the interior units by expanding the main living areas (living room, dining room, and kitchen) and upgrading the bedrooms and bathrooms. We also renovated the common-area stairwells and created a single, common-area bike and laundry room.
